Retail and demographic market investigations demonstrated that Mt Hawthorn's centre performance and identity would improve with upgrading and additions.

A key strategy of the redevelopment proposal was to provide a major “Main Street” focus for the centre and revitalise the retail opportunities and recreational retail destination potential of its Scarborough Beach Road location.

CHRISTOU's proposal allowed for a total refurbishment of the Scarborough Beach Road frontage with new shop fronts, reconfigured layouts and upgraded tenancy spaces and a new continuous canopy to the footpath.
